We love being super responsive and helpful to existing and prospective tenants. Luckily, most questions are often the same when it comes to submitting an application, signing a lease, move-in process, application fee, renting a lot for a mobile home or RV, purchasing a home, community rules, pet rules, pet restrictions, utility payments, and online payments.
How much is rent?
We own and operate 16 Mobile Home and RV parks across central Texas. All parks will vary in monthly rent, but a ballpark range is $350-$650.
Are we pet friendly?
We are pet friendly with restrictions including no more than 2 pets per household and each must weigh 15 pounds or less. No pets are allowed in park owned homes.
Can I buy and remove a mobile home from the park after purchase?
We require you to sign an agreement stating that you may not pull your newly purchased mobile home for 5 years. We would sell these homes for almost double the prices if they were to be removed from the park.
How much is the initial deposit?
Initial deposit due at move in is equal to one month’s rent. However, we do have some move in incentives based on community.
Do we speak Spanish/Hablan Espanol?
Yes, we speak Spanish! Si, hablamos Espanol!
Will you treat me the same as everyone else?
Yes is the short answer. Thanks to Texas Fair Housing Law, we must! We love Texas Fair Housing because it keeps residents happy and makes management easy. Everyone must be treated the same, including rent charge practices. We do note recriminate against race, religion, sex, familial status, or disability. Rent charges and rent collection must be the same way for residents. This means that residents do not pay different amounts. An exception is if the rental type is different, such as an RV lot versus a mobile home lot. Additionally, the rental rate may be different if the move-in rate is higher than the current rental rate.
Do we have mobile home parks in San Antonio?
Currently, the parks we operate nearest to San Antonio include New Braunfels, La Vernia, Fredericksburg, Giddings, San Juan, McAllen, and Weimar.
Do you have rules?
Yes, we have many rules, for the safety and well-being of our residents. To summarize the rules, residents must maintain a clean and safe home and lot, keeping the lot free of debris, especially anything hazardous. Rules include pet restrictions.
What if I break the rules?
Fines will apply until corrected. Breaking some rules such as pet restrictions, anything criminal, or disrespecting management can result in immediately eviction. We certainly do not like giving fines but we have learned from experience over the years that some residents will not fix violations without a fine☹.
Can I have a shed?
Yes, if approved. One requirement is the use new materials only for any add-ons and sheds must be new. Some lots may not allow for a shed due to lot size but most lots will easily accommodate a shed. Shed size is limited to 6x8.
Can I build a deck?
Yes, if approved. New materials only. Deck approval may be limited due to size of some lots but most lots will easily accommodate a deck. Note, our residents must be in good standing, no violations, for add-ons to be reviewed and approved.
Can I have a fence?
No, fences are not allowed at any of our communities. This is for the safety of our residents and management. Fences can block quick access to lots for maintenance or emergencies.
Do you have any move-in incentives?
No, but it doesn’t hurt to ask! In fact, we sometimes do at two of our communities. Having a vacant lot or home for sale is very rare so we rarely offer an incentive.
Do you have amenities?
Most of our communities do not have amenities. The benefit of no amenities, such as a pool, can keep lots costs much lower than a community that has maintenance costs for such amenities. The difference can be $100 or more for communities that have a pool. Note, these types of communities typically require only new homes.
Do you have double wide lots?
Yes, but this is rare. Several of our communities have double wide lots. These double-wide lots take up more space and are considered a premium lot. Premium lots have a lot rent that is $50-$100 more than single-wide lot rent.
Do you have RV lots?
Yes, but not at all of our communities. This is mostly a restriction due to local code. Most of our communities cannot have RVs due to local code or zoning that does not permit recreational vehicles on a mobile home park.
Do you have onsite management?
Yes, at most of our communities. We have onsite management at most of our parks and respond instantly or within minutes to calls during business hours. We monitor calls after hours for emergencies but encourage residents to call 9-1-1 for any emergencies or domestic disputes. Note, domestic disputes are so rare that we do not hear about them. Our communities are VERY family friendly. Noise disturbances and vehicles restrictions are included in our rules to help foster a clean and safe family environment.
